Abstract: From the perspective of property rights，a comparision was made on the changes of property right structure and the development effect of the three basic business models of rural tourism which included the farmer contracting model, tourism business-led model and government-led model. The results showed that the development effect of shareholding cooperative system under the tourism business-led model was more prominent, which was not only beneficial to the improvement of economic efficiency, but also met the needs of community participation to overcome poverty and achieve prosperity under the new situation, so the model should be strongly advocated. But in practice there were still some problems to be solved. During the process of rural tourism development, we should choose the mode according to the actual situation to carry on the rural tourism development, and take effective measures to reduce the loss of development effect caused by different property right structures, thus to realize the sustainable development of rural tourism.
